Brownfield Expertise

At VGP, we see value where others see decline. Our brownfield redevelopment programme reclaims former industrial land to create modern logistics and semi-industrial parks.

These are not just property developments – they are bold contributions to urban regeneration, economic revitalisation, and sustainable industrial growth.

From Legacy Land to Prime Locations

Many brownfield sites are strategically located near major cities and transport infrastructure. By remediating and transforming these plots, we unlock high-potential locations for last-mile logistics and local manufacturing.

Clients gain immediate access to workforce and customers, while municipalities benefit from revitalised zones, increased tax revenues, and improved infrastructure.

A full-service partner for every phase

We manage the entire brownfield transformation in-house – from land acquisition and technical analysis to permitting and construction. Our architects and engineers work closely with local authorities to ensure compliance with zoning and environmental regulations. We apply circular principles wherever possible, reusing materials and reducing the ecological footprint of new developments.

Urban growth with a green focus

Brownfield redevelopment helps us limit greenfield use and protect natural landscapes. Each project is designed with sustainability in mind – integrating renewable energy systems, green building design, and biodiversity corridors.

We coordinate closely with local stakeholders to align with regional priorities and strengthen public-private partnerships.

Case: GrEEn-Campus Rüsselsheim

Transforming legacy into a sustainable future

At the former Opel production site in Rüsselsheim, VGP is developing one of Germany’s largest brownfield projects. Spanning over 700,000 m², the grEEn-campus is being transformed into a modern, eco-friendly business hub.

A key element is the new Opel campus, featuring offices, R&D facilities, and a design center. The development meets the highest environmental standards – including DGNB Gold certifications, the reuse of existing infrastructure, photovoltaic rooftops, and a geothermal energy system.

This project demonstrates how former industrial land can be revitalized sustainably and innovatively – in close collaboration with industry partners, municipalities, and local authorities.

Case: VGP Park La Naval

From shipyard to state-of-the-art logistics and industrial business park

Located in Sestao, near Bilbao, Spain, VGP Park La Naval is developed on the historic grounds of the former La Naval shipyard. This strategic location offers perfect access to major transport routes and the Port of Bilbao, making it ideal for businesses in logistics, manufacturing, and distribution.

The project combines sustainable building practices with innovative design, contributing to the economic revitalization of the region while preserving its industrial heritage. Most materials from demolishing the site are being reused for the construction of the project.
