From concept to construction

High Building Standards

VGP is committed to delivering premium logistics and industrial real estate through design, durable construction, and sustainable practices. Each building is developed with attention to functionality, energy efficiency, and long-term value, meeting the highest technical and environmental standards. VGP integrates modern architecture with flexible layouts, ensuring optimal performance for tenants while contributing to a greener future.

VGP’s assets offer high technical standards and great modularity for potential customers with a particular focus on energy efficiency and sustainability. Our projects are developed according to our building standards while always allowing for individual adaptations to meet to specific requirements of future customers. We either offer our customers premises that are already realised, with minimal need for further adjustments, or realise premises according to their specific requirements. Universally adopted top standard building parameters for all our parks allow for both logistic services and semi-industrial usage of our properties.

Build-to-suit

We offer build-to-suit options that reflect specific technical, operational, and energy requirements, adapting the property to the requirements and specifics of the customer – from layout to technological solutions. Need higher clearance, super flat floors, integrated automation, or early access for fit-out? We adapt accordingly – always with a view to operational efficiency and scalability. Our buildings are flexible and future-ready, able to evolve with your business. We support clients across a range of industries – from automotive and electronics to clean tech and advanced manufacturing – with custom-engineered environments designed to boost productivity and innovation.

Smart buildings, responsible design

Sustainability and efficiency are embedded in our process. We aim for certifications such as BREEAM and DGNB, prioritise renewable systems, and apply energy-saving building standards. We are constantly expanding our knowledge to respond to new requirements, such as the quality of the floor, the height of the building, the energy supply, C02 reducing technologies or early access possibilities.

Our close cooperation with the facility management team ensures that what we build is easy to maintain, efficient to run, and designed for lasting value. From logistics hubs to high-tech campuses and production centres – every project is built for long-term performance.

At VGP, we make the difference with our technical skills and know-how in a fast-changing market.

Case: VGP Park München

Demonstrating the strength of our in-house technical expertise

VGP Park Munich stands as a benchmark for future-ready industrial and logistics spaces – built with the know-how to meet complex demands from leading tech and manufacturing companies.  The park combines renewable power, load management, and energy-efficient design. we developed one of the largest rooftop solar systems in our portfolio – with over 26,000 photovoltaic panels and a total capacity of 11.5 MWp. This system powers the park efficiently and meets a significant share of the energy needs of our high-tech tenant KraussMaffei.

The project has been tailored to advanced industry – From ceiling heights to technical infrastructure, every detail was designed for high-precision manufacturing.  All planning and delivery was managed by VGP’s in-house architecture and engineering teams, ensuring consistent quality and full control over timelines.
