In Rüsselsheim, where Opel’s legacy began in the 19th century, VGP is shaping its future with the 105,000 m² grEEn Campus. With “EE” standing for Employees and Ecology, the campus reflects Stellantis’ path to net-zero. Centralising Opel’s and Stellantis’ German activities, the site combines 22,500 m² of CO₂-neutral offices, 28,000 m² of state-of-the-art R&D facilities, a parkhouse of 45,800 m², and green spaces for creativity and well-being.

Challenge

 

From brownfield to benchmark

Transforming a century-old industrial site into Opel and Stellantis’ new German headquarters meant balancing heritage, ambition, and speed. As one of Germany’s largest brownfield redevelopments, the project requires us to deliver quickly while aligning a wide range of stakeholder interests. Designing short connections within the headquarters is crucial to bring together diverse departments. From legal and accounting to HR, marketing, sales, and R&D – all need to be brought under one roof.

Close cooperation

 

The design phase proved particularly complex, as it required close cooperation with all project partners. Optimising the timeline was paramount, as Opel’s reorganisation depends on moving into the new campus swiftly to put organisational improvements into effect. Notably, this entails integrating interim concepts and the build-up of intra-logistics.

Alongside these operational demands, we have to meet high architectural and environmental standards: EV chargers powered by rooftop photovoltaics, biodiversity-friendly façades and roofs, sustainable irrigation through water retention, and compliant materials. Importantly, the whole property functions without natural gas, with heat provided solely by electric heat-pumps. We are targeting at least DGNB Gold certification for all facilities from halls and offices to parking lots.Hence, the campus ultimately has to embody the two principles embedded in its name: Employees and Ecology.
