VGP Park České Budějovice has another completed and fully occupied facility. Direct auto is the park’s newest tenant

Prague, July 28^th, 2026: VGP, a leading pan-European owner, manager, and developer of premium logistics and semi-industrial properties, has handed over the last available space in hall B at the VGP Park České Budějovice complex to a new tenant. The tenant is Direct Auto, which has secured a custom-designed facility measuring 4,200 m²; building B is now fully occupied.

Modern industrial building with a commercial focus
The hall, with a total leasable area of 8,700 m², is already the third VGP building completed in the area. It offers a combination of warehouse, manufacturing, retail, and office space—the individual units are suitable for both wholesale and retail sales and also serve as showrooms. It is precisely this approach—where small and medium-sized businesses do not need to operate from multiple separate locations and can have a warehouse, operational facilities, and retail space all under one roof—that is the essence of the so-called “Small Business Unit” concept, which VGP is implementing in the park. The full occupancy of hall B confirms its functionality.

At its new location, Direct Auto will offer customers comprehensive automotive services—from selecting used, nearly new, and new vehicles, to financing advice, to after-sales service. Along with Direct Auto, hall B is home to three other companies: Toyota Dolák, an authorized Toyota dealer and service centre; Fitness Trade, a supplier of equipment and machines for fitness centres and sports facilities; and Sun Construct, a company specializing in construction and renovation projects.

From the outset, hall B was designed to function not only as a warehouse and back-of-house facility but also as a space for direct customer interaction. The dark metal façade is complemented by extensive glazing that brings natural light into the interior—an important element, especially for the sales and showroom areas. Wooden façade slats and horizontal sunshades underscore the emphasis on energy efficiency, a fact further confirmed by the building’s aspiration to achieve BREEAM Excellent certification.

VGP Park České Budějovice is growing successfully
The complex in České Budějovice is being built on a 37-hectare site with direct access to the D3 highway, which provides quick connections to the city centre, Prague, and neighbouring Austria. Upon full completion, it will include 7 buildings with a total leasable area of over 130,000 m².

VGP has completed a total of three buildings here so far. Halls C and D are fully occupied by the logistics company Dachser, while hall B is the newest addition. Construction is currently underway on hall E, with a leasable area of approximately 51,500 m², which is being built specifically for VAFO—a Czech family-owned company that, since 1994, has grown into one of Europe’s leading producer of super-premium pet food.

The development of the entire complex also includes the renovation of the existing bike path and the revitalization of the adjacent pond, which will help promote biodiversity and water retention in the landscape.
