27 June 2024, Magdeburg/Düsseldorf, Germany: VGP, a European owner, manager and developer of high-quality logistics and semi-industrial real estate and a provider of renewable energy solutions, has officially handed over the keys to the building at VGP Park Magdeburg-Sülzetal to Rhenus Warehousing Solutions. Rhenus Warehousing Solutions has leased the entire fifth building in the park, which has an area of 68,100 m². This means that the approx. 313,000 m² of total space at the VGP Park is now fully let.
The building, which was tailor-made for Rhenus Warehousing Solutions, contains a warehouse of approx. 65,000 m² and office space of approx. 3,100 m². Break areas with tea kitchens and lounge areas to support communication were created for the employees. They benefit from measurably good indoor air quality and intelligent lighting in the warehouse.
Sven Weichbrodt, a member of the management team at Rhenus Warehousing Solutions Germany, says: “The teams from VGP and Rhenus Warehousing Solutions have been working hand-in-hand on the development of a special property for a good year and a half. We are very pleased that we can now start implementing the first sophisticated logistics processes immediately after the handover. The redundancy and efficiency of the property gives us a wide range of opportunities to implement our logistics services sustainably at an important transport hub in the heart of Europe.”
“We are delighted that we have already been able to realise our fourth joint project with Rhenus Warehousing Solutions,” says Darius Scheible, Country Manager of VGP Germany. “This shows that we can provide logistics companies like Rhenus Warehousing Solutions with decisive support in their expansion with our customised solutions.”
High standards for sustainability
The park reflects VGP’s ambitious sustainability strategy: it is home to the second-largest single-roof PV system in Germany with an output of 10.27 MWp. The roof of the new building is also equipped with a PV system that delivers an output of 6.15 MWp. Bicycles, cars and motor vehicles can be charged at electric charging stations. The total production capacity for the entire park, including the new building, will be 26.05 MWp.
For the building, VGP provides for corresponding verification as taxonomy-compliant. Certification with the recognised DGNB Gold sustainability standard is also planned.
Extensive nature conservation measures have been implemented at VGP Park Magdeburg: Insect hotels and birdhouses on the halls promote biodiversity, while a green strip along the railway line and various piles of stones complement the natural habitat. Several rainwater infiltration basins totalling around 22,500 m² ensure effective water management throughout the park. The collected water is used to irrigate the outdoor facilities, among other things, which reduces the need for drinking water. Beehives support local beekeeping. In addition, nine hornbeams and 39 small-leaved lime trees were planted on the site, helping to improve the air quality and fauna.
The park is part of a logistics portfolio in which Deka Immobilien acquired a 50 per cent stake as part of a joint venture with VGP in summer 2023 and is held by the open-ended mutual property fund Deka-ImmobilienEuropa.
