VGP delivers its first building in France to Sénalia in Petit-Couronne, Rouen
March 4, 2025, 14:00 CET, Petit-Couronne: the VGP group, pan-European owner, manager and developer of industrial and logistics parks, announces the delivery of its first building in France to agro-logistician Sénalia. Located in Petit-Couronne (76) within the Rouen Normandy Metropolis, this 40,000 m² complex, named Hub 3 and part of VGP Park Rouen, marks an important step in VGP’s strategy in France and Sénalia’s sustained ambitions in packaged logistics.
With Hub 3, VGP introduces its model of business parks with high construction standards to France. Established on a former industrial wasteland, the building demonstrates VGP’s technical expertise: a high-performance, flexible work tool that can be adapted to Sénalia’s needs over the long term, and also complies with environmental and energy regulations.
Hub 3 meets the criteria of the Zero Net Artificialization (ZAN) objective and the European taxonomy, and the building is also aiming for BREEAM Excellent and BiodiverCity certification. It features photovoltaic panels on the entire roof, with a capacity of 2.5 MWp, low-carbon concrete for the paving, and 95% of the building site waste has been recycled. In addition, 20,000 m² of green spaces have been laid out around the site, including the planting of 144 trees and the creation of habitats for biodiversity within this new green setting.
The site, part of VGP Park Rouen, benefits from a strategic location for its users: close to Rouen and its port, at the intersection of the A13, N338 and A150 motorways, and at the heart of the Seine Axis, whose direct link with Le Havre facilitates access to international markets.

“Sénalia’s historic business is port logistics. In 1992, the group pursued its development by proposing new activities to serve the agri-food industries present in the Normandy ecosystem. Sénalia’s warehousing business began in 2021 with the acquisition of a 14,000 m² warehouse in Grand-Quevilly. Following its success, Sénalia’s Board of Directors has decided to pursue its development strategy by deploying its warehousing and logistics services in new hubs. In 3 years, VGP has secured a pipeline of over 400,000 m² of buildings for development
Three years after its arrival on the French market, the pan-European group continues to expand, and today has a land portfolio of around 90 ha, representing over 400,000 m² of industrial and logistics buildings built or under development. In addition to VGP Park Rouen, which will eventually represent 160,000 m² in Petit-Couronne, VGP has signed acquisitions in Vélizy-Villacoublay and Mulhouse, on former land belonging to Stellantis. Several deliveries are scheduled for these 3 projects in 2025 and 2026.

Sénalia: an assertive logistics ambition
“Our 3 hubs located in the heart of Rouen’s industrial basin, with direct access to the 2 container terminals, enable us to meet all types of import/export logistics requirements. What’s more, Sénalia’s rigorous approach (ISO 22 000 and OEA S certified) enables us to meet the most exacting market requirements. Over the next 5 years, Sénalia plans to expand its warehousing business to 250 employees (compared with 170 today), with total sales of 52 million euros (compared with 44 million euros today).
