VGP Park Hrádek nad Nisou

Park description

The facility in Hrádek nad Nisou was built to suit to the start-up company Drylock Technologies. The location was selected by Drylock. VGP bought the land and carried out construction tailored to the client. There were very specific requirements for the production plant, as it produces nappies. The client also wanted a building with very high operational and cost efficiency that fulfilled demanding design and functional parameters for environmental impact. The first phase was completed in May 2012 with an area of 13,820 m2. The second construction phase, with an area of 7,000 m2, was handed over in October of the same year and extended the existing warehouse and manufacturing hall. The latest expansion to date was completed in the spring of 2014, thereby increasing the gross leasable area to 39,068 m2. On the basis of the client’s requirements for minimal environmental impact, an HVAC system was installed which includes the recovery of waste heat from the production hall to be used for heating. In addition, waste heat from compressors is used to provide hot water, and waste rainwater is collected in a below-ground basin, filtered, and then used as non-potable water for toilets. Energy-efficient lighting with automatic controls and dimming based on light intensity and data from motion detectors was installed in the manufacturing, warehouse and administrative areas. The building has also obtained Silver LEED certification, which underscores the structure’s thermal properties and heating technology designed to conserve as much energy as possible and thereby to save on operating expenses.
