10 June 2024, Prague: VGP, the European owner, manager and developer of semi-industrial and logistics properties, has started construction of Hall B at VGP Park České Budějovice, located on the outskirts of the South Bohemian metropolis within the Světlík commercial zone. The hall, with total area of approximately 8,700 m², is designed to meet the needs of dynamic companies looking for small but high-quality warehouse and office space close to the city centre. The “small business units” concept offers an ideal solution for smaller and medium-sized companies. VGP Park České Budějovice will facilitate an easy connection to the city centre as well as to Prague and neighbouring Austria via the D3 motorway. The new hall is expected to be completed in the first quarter of 2025. Future tenants include companies such as Toyota Dolák, the largest Toyota sales and service partner in the country, sports nutrition retailer Fitness Trade and a solar panel specialist Sun construct.
Multifunctional units are in great demand
The newly built hall is designed to meet the needs of various types of businesses. It offers a combination of warehouse, production, and office spaces with lease options from approximately 250 m². The premises are ideal for both wholesale and retail sales and also can be used as showrooms. Presently, 4,869 m² are already leased, meaning that more than half of the hall is already occupied.
By offering smaller spaces available for rent in our parks, VGP can help support diversity in the local economic framework by supporting businesses of smaller sizes to find their place.
The architectural concept is based on the typology of a modern industrial hall, but shaped into the character of a commercial building. The uniformity of the dark metal exterior is broken up by an abundance of glass surfaces, which bring plenty of daylight into the interior and provide ample illumination for both the retail and warehouse spaces. Last but not least, concrete pilasters reference industrial roots even as a slatted wooden facade and horizontal sunscreens underscore the future with their emphasis on sustainability. The hall will be built to BREEAM Excellent green certification.
About VGP Park České Budějovice
VGP Park České Budějovice is being built on a parcel of 37 hectares with direct access to the D3 motorway. Upon completion, it will include 7 halls with total leasable area of more than 130,000 m². Development of the site includes the reconstruction of an existing cycling path and revitalisation of an adjacent pond, which will contribute to supporting biodiversity and water retention within the landscape. VGP already has completed two halls (C and D) in the park, both of which are fully utilised by the logistics company Dachser. Hall B is therefore the third property in the park.
