VGP Park Montijo 100% Pre-let

Lisbon, February 5, 2025: VGP, a pan-European owner of high-quality logistics and semi-industrial properties, has announced the 100% pre-leasing of its VGP Park Montijo, its second project in the greater Lisbon area, with construction scheduled for completion during the first half of 2025.

Located on the national road N5, in the Municipality of Montijo, near the junction of highways A33 and A12, VGP Park Montijo is just 18 km from Lisbon’s city centre. These highways provide direct connections to highways A2 and A1, ensuring quick access to Lisbon and its airport. With a gross leasable area of around 32,000 m², the new park, featuring 51 loading docks and 12 meters of clear height, is fully pre-leased. The future tenants—LOGIFRIO, Sam’s, Spraga, and JKGlobal—will take possession of their respective spaces by the beginning of the second half of 2025.

LOGIFRIO’s future space will feature 13,000 m² of refrigerated facilities, including five refrigerated Box-in-Box storage areas ranging from 800 m² to 2,800 m², with a clear height of 12 meters for cold storage installation.

The building meets the requirements for energy-efficient and sustainable construction, in line with the EU taxonomy, and aims for a BREEAM “Excellent” certification, reinforcing the group’s strategic focus on sustainability.

VGP supports its tenants in reducing or avoiding carbon emissions, helping them achieve their decarbonization goals. This is achieved by improving the eco-efficiency of buildings, complemented by a smart metering management system, increased access to sustainable transport, and the promotion of green energy transitions, among others.

Additionally, the implementation of energy production solutions through solar panels on building rooftops is a key feature. Once the planned photovoltaic energy projects are completed across its parks in Europe, solar energy production will exceed the total annual electricity consumption of all VGP park tenants. At VGP Park Montijo, a 999 kWp photovoltaic system will be installed for LOGIFRIO.

This project is the third to be delivered by VGP Group in Portugal, following VGP Park Santa Maria da Feira in 2019, leased to Radio Popular, and VGP Park Loures, a project fully dedicated to last-mile logistics, leased to DPD and DHL.

With an established presence in several countries – and strongly prioritising sustainability – VGP Group intends to continue its expansion in Portugal, maintaining its investment interest and seeking to grow its portfolio beyond the current four parks.
