Building Tomorrow Today

Family-Owned, Listed & Pan-European.

We are a leading, pan-European developer, manager and owner of high-quality logistics and semi-industrial real estate. We operate a fully integrated business model with capabilities and long-standing expertise across the value chain, from land acquisition to development and asset and property management. With origins as a construction company, today our strategic focus is on the development of large multi-tenant business parks. We are a family-owned business operating in 12 European countries.

We build to create value

As a family-owned business we think across generations. We operate in a responsible and sustainable manner, striking the right balance between results, tradition and innovation.  Our business is driven by prosperous, long-term relationships. We strive to create value and be a trusted partner to our customers and the communities in which we operate.

In our efforts to serve our customers and communities best, we are guided by three principles: local presence, respect and responsiveness. That means we have a deep and thorough understanding of markets and regional specifics and respect the individual needs of both our customers and our communities. By being on-the-ground and close to our customers as well as to the communities in which we operate, we ensure that we can react quickly to serve their needs. We listen to them and respond to their individual needs through creative solutions and a collaborative spirit. We do this by challenging ourselves and adapting to the changing demands of our industry every day.

We focus on prime locations

The logistics sector is undergoing rapid changes. As E-commerce continues to reshape consumption patterns, businesses and third-party logistics providers are prioritizing the delivery process within their business model.

With a careful and sophisticated selection process for our land bank, we are uniquely positioned to serve our customers who are looking for a location in the vicinity of major European cities with direct access to main traffic lines, offering easy public access as well as 24/7 operations.

Our Markets

Active sustainable

As a family-owned business we aim to use our know-how to ensure that we contribute to a bright and sustainable future for the coming generations.

We are focused on continuously optimizing our buildings in accordance with the demands of the market and the latest technical innovations. Energy efficiency and sustainability are among our top priorities. We know that it is possible to build, redevelop, renovate and transform logistics properties in a sustainable and technologically advanced way. This is both beneficial for the environment and the wellbeing of the people who work at our locations.

We are undertaking several initiatives to further enhance the sustainability of our buildings, including:

Renewable Energy

Onsite renewable energy generation facilities which include solar, wind and geothermal energy projects.

Projects to install solar panels generating approximately 53 megawatts of electricity at peak capacity (MWP) have either been installed on VGP warehouses or are in the pipeline. Upon completion, these installations will provide electricity sufficient for 11,605 households and reduce CO2 emissions by 6,755 tonnes annually.

So far, projects enabling the generation of 16.5 MWP all have been arranged through third-party solar power operators. The company is in advanced discussions, though, for the installations of a further 36.8 MWP, most of which will involve direct investments by VGP. A new company, VGP Renewable Energy N.V., has been established to expand the roll-out of photovoltaic installations in co-operation with VGP’s tenants.

Green Buildings

A high quality and sustainable building standard is included in our building protocol, which also applies to our joint ventures with our partner Allianz Real Estate. As from 1 January 2020, we have set ourselves the goal to obtain a certificate for all our newly developed property on at least a BREEAM “Very Good” or equivalent building standard rating level (DGNB/LEED).

In addition, in cases where this is desired by our customer, we will continue to look for ways to go beyond the “Very Good”-certificate and achieve higher BREEAM or equivalent building standard rating improvements where feasible.

Energy Efficiency

We take energy efficiency measures in our new buildings but also in existing (logistics) buildings, warehouses and installations, including insulation, dock shelters and LED lighting. By using LED lighting solutions with intelligent light management systems (LMS), including through the usage of motion detectors, energy consumption can be significantly reduced to the benefit of the tenant. Other measures which can be considered are infrared heaters, heat pump air conditioning and optimizing use of natural light and air flow.

Waste Management

Our parks facilitate waste management and recycling, taking into account the diversity of waste categories. Our parks offer multiple collection systems adapted to the local requirements and customer needs. Waste resulting from selective collection of non-hazardous industrial and commercial waste is separated to improve recovery rates. And organic waste from catering or the food processing industry is where possible recovered by specialist firms to achieve controlled composting.

Clean Transportation

We aim to promote the usage of clean energy both through the selection of our locations as well as through the services we offer. We select our locations based on good public transport access and for our new parks, where needed, we work together with municipalities in order to achieve local access with optimal inclusion in the local public transport network. In cooperation with our tenants we aim to promote clean transportation and facilitate the usage by offering electric vehicle charging stations, electric truck vehicle charging, bike parking facilities, etc.

Sustainable Water Management

We promote projects which reduce freshwater consumption, capturing and recycling rainwater, green roofing etc.
