Verne
When Verne launched their robotaxi, we plugged them into the right place.
With VGP Park Zagreb, we paved Verne’s road to success. More than the region’s first large-scale robotaxi factory, the 28,500 m² facility is a fully customized ecosystem for the prototyping, testing, and serial production of driverless EVs. Combining technical sophistication and scalable design, it gears up Europe’s reindustrialisation through clean tech.
Challenge
Scaling fast, planning flexibly
The challenges posed by this project were as extraordinary as robotaxis. Beyond entering our new market Croatia, we had to master the core challenge of matching the pace and precision of an industry building its future from scratch. Accordingly, our leasing solution needed to get to grips with Verne’s scale-up dynamics, requiring us to flexibly reorganize our milestone planning as necessary. In other words, Verne sought for a partner able to respond swiftly to a tight development timeline while delivering a facility tailored to the complex technological requirements of their product. That is, it had to support the prototyping, testing, and eventual serial production of their driverless urban mobility solutions.
Technical complexity, sustainable delivery
On the technical side, the facility needed to be designed as a built-to-suit solution. This included accommodating the specific spatial and functional needs of EV assembly, such as open production halls with enhanced load-bearing floors, technical rooms for battery integration and testing, advanced ventilation and pre-installed infrastructure for high-voltage charging and autonomous system diagnostics. Given the pace of development, VGP had to adopt a fast-track permitting and execution model, organizing weekly coordination meetings between our technical team and Verne’s team and facility engineers to ensure design precision and execution reliability.
With sustainability hard-wired into our identity, these challenges had to be mastered while guaranteeing highest environmental performance.

Innovation built with stakeholders, not subsidies
We drove home a remarkable success with Verne. Located just 10 km from Zagreb’s centre and built to BREEAM Excellent standards, the facility combines high-spec functionality with low-impact efficiency. From reinforced production floors and smart building controls to rainwater harvesting and PV-ready rooftops, everything reflects a shared commitment to long-term resilience. On top, these features followed responsible sourcing criteria and was optimized for low operational energy intensity. Importantly, the building design allows for scalable green upgrades in the future, such as integration with on-site battery storage or connection to renewable energy grids.
The Verne project reflects VGP’s capacity to support pioneering clients not only as a developer and landlord, but as a proactive partner capable of translating innovative requirements into concrete, efficient and future-ready infrastructure. A landmark in technical delivery, the site stands as a fully operational hub for Europe’s autonomous mobility champions. While close partnership with public stakeholders was ensured, the project was delivered without resorting to EU funds.
